Long Term Care Facility

Project
Design of a new 300 Bed Skilled Nursing Facility located in the Buffalo Niagara Medical Campus adjacent to Buffalo General Hospital.  The facility is a complete replacement of the Deaconess and Millard Fillmore Gates Hospital beds, which allowed for a more modern facility, and consolidation in accordance with the state mandate and ranks as one of the largest nursing homes in the region.

Nursing beds include four connected structures with 20-bed clusters of semi-private rooms and courtyards on each of four floors.  It will consist of 200 long-term care beds, 40 beds for patients with memory impairment, 30 beds for short-term patients rehabilitating from hospital care, 20 beds for children with profound disabilities and 10 beds for residents on ventilators.

Create a facility which will provide a homelike environment while maintaining state-of-the-art systems.  The design followed Green Building philosophies incorporating energy conservation measures and received incentives from NYSERDA to help offset capital investment and maintain budgets.

  • Access between Old Sibley Library and the Addition - This will allow students to continue to use the existing internal connections between facilities with access to the addition.
  • Additional Rehearsal Spaces, Faculty Studios and Offices - These spaces will be used daily to support teaching, rehearsals and performances.

Holy Sepulchre
Christ Our Light Mausoleum

The three-story building houses 5,400 caskets and 2,000 cremation remains and features a central chapel, capable of accommodating 150 people for services. Our primary challenge was to provide a serene, respectful and reflective environment within such a large mausoleum. From the outset, the dominating themes of the building were connection to outside gardens and "light as inspiration."

Connections to the cemetery grounds were made in all major and minor spaces through the use of wall and floor to ceiling windows, allowing uninterrupted views of the cemetery, these windows also bring in an abundance of natural light deep into the building. Finishes throughout the building reinforce garden themes. A warm, white Botticino Marble is the primary wall finish. This selection reflects natural and artificial lighting throughout the mausoleum.

As with any sacred space, it was recognized that lighting would be very important in the mausoleum. Due to the highly reflective marble surfaces throughout, special care was paid in designing alcove wall wash lighting. Along with natural lighting provided from multiple points, the final environment is uniformly lit, and glare free. The soaring space of the central chapel with its wood trusses, wood ceiling and multi-directional clear story windows has a wonderfully warm and calming effect. The resulting effects of light in the building were so strong that the owner ultimately chose Christ Our Light as the building name. 

 

Rochester Institute of Technology
Central Heating/Cooling Plant

Project

Complete upgrade of the 40 year old chiller and boiler infrastructure at this 4M SF Campus.  In addition to replacing outdated equipment and improving energy efficiency in the central plant, the campus wanted a master plan for utility growth that could be implemented as additional buildings were constructed.   The result was separate east side and west side plants with looped piping that allow for multiple feeds to each building in the event of piping or equipment failure. 

Besim Engineering Group Role

As the prime design professional, Besim Engineering Group was responsible for managing all sub-consultants, project cost control with the Owner, environmental permitting and establishing an aggressive but workable schedule.  In addition, RIT andAndras Engineering Group agreed to self manage the construction and not bring a construction manager on board.  A decision that has improved construction quality and cost control due to the close working relationship between contractor, owner and project designers.  The project included the following components:

  • Over eight miles of MTHW (240°F) and chilled water piping (4 in. to 24 in.)
  • Three (3) 35 MMBTU and two (2) 45 MMBTU dual fuel hot water boilers with stack economizers.
  • Three (3) 2,400 ton and one (1) 2,000 ton dual head centrifugal chillers
  • 600 tons of waterside winter chilled water capacity.
  • Replacement of kitchen and lab steam generating equipment.
  • New 4.6 MVA double ended substations connected to the 12.47 KV system.

Challenges

Phasing the construction to allow for complete replacement of the existing central equipment and piping infrastructure while maintaining a year round college campus and dormitory operation.

Martha Van Rensselaer - North Hall

Project

New Laboratory Research Building and Parking Garage for the College of Human Ecology. Human Ecology is a broad mix of social, physical and life sciences, technology and design focused on bettering the health and well-being of individuals, their families, and their communities. This 100,000 square foot facility houses the research efforts for this program. Laboratories consist of wet labs for nutritional science and fiber sciences, dry labs are included for human factors, apparel and drawing/cad studios. The building also houses instructional spaces,a gallery, and a rare costume collection.

Complete design of Besim Engineering services for Research Building and Parking Garage.

  • Complete fire protection system including fully sprinkled spaces, standpipes, point addressable fire alarm system, fire pump to serve the building and two adjacent buildings.
  • Double tunnel laboratory AHU and exhaust systems for redundancy.
  • Phoenix supply and exhaust laboratory control system.
  • Airquity Demand ventilation sensing and control system.

  • Besim Engineering Group services for a Wood Shop including dust collection system, compressed air, paint spray booth, welding exhaust.
  • CO monitored and demand controlled Parking Garage exhaust system.

Challenges

  • Constructing a LEED Certified Building with a glass façade.
  • The Building was connected to three adjacent Buildings via a glass enclosed commons.
  • Insuring effluent discharge from the Building did not become entrained in adjacent air intakes.

Five Points Correctional Facility
Maximum Security Prison

Project

Construction of new 1500 bed maximum security prison for the New York State Department of Correctional Services.  The project included housing for 1500 prisoners and support buildings all connected by a spine layout.

Besim Engineering Group Role

The project included HVAC, plumbing, fire protection, electrical design and construction phase services for support buildings including Administration Building, Visitors Center, Health Services, Inmate Services (Kitchen/Laundry), Connecting Corridor and Utility Tunnel.  Designed infrastructure distribution for medium temperature hot water, steam, condensate, tel/data and energy/security management.

Challenges

Integrating the design standards and concepts among multiple private architects and engineers and the OGS in-house design staff, for single construction package.

HealthNow New York Headquarters
Data Center Relocation

Project

New 450,000 SF facility for Health Insurance Office and Call Center.  The Developer, Duke Realty Corporation constructed this Class A office space for their tenant HealthNow New York Inc. following the U.S. Green Building Counsel's LEED certification process.

Besim Engineering Group Role

Besim Engineering Group, provided mechanical and electrical engineering and space planning of approximately 12,000 SF for the Data Center and support spaces.  In addition, Besim Engineering IT, voice and data communication cabling for the entire building.

 

Data Center design consists of providing multi-mode fiber optic cable, shielded coaxial cable, category 5e copper cable, 25 pair copper cable, equipment racks, cabinets, patch panels, cable management system via multi-level cable tray system, raised floor cable tray system, underfloor cable management system, computer room power distribution units, clean agent fire suppression systems and computer room air conditioning systems.

The HVAC system consists of nine computer room air conditioning (CRAC) units served by a condenser water loop sized for future cooling expansion and N+1 redundancy.  Redundant CRAC's are supported by N+1 redundant closed circuit coolers for heat rejection.  The condenser water loop is also sized for the future addition of refrigerant chillers and rack cooling units for high density rack servers.  Closed circuit coolers are over sized for dry operation to increase efficiency, provide "free" cooling and prevent freezing during the winter.

The electrical design consisted of lighting, power, grounding, fire alarm and telecommunications.  Uninterruptible power is provided by four UPS modules connected in parallel, the fourth being redundant backup.  The design allows for four (4) future UPS modules to be added in the future for a redundant source of power for dual corded loads.

The UPS System powers ten Power Distribution Units (PDU's).  Half the PDU's are redundant for the other five (5) PDU's.  In the future, the second UPS System will power five (5) of the PDU's and the original UPS System will power the other five (5) PDU's, to create a Source A and Source B for dual corded loads.

The entire Data Center is backed up by parallel 1000 kW emergency diesel generator.

The Data Center includes a 24 in. high raised floor under which all the branch power is distributed from the PDU's to the data racks.  Each data rack is powered from two (2) PDU's to allow dual corded equipment to be powered from a Source A and a Source B.  All branch wiring is distributed in cable trays under the raised floor.

Horizontal wiring consists of fiber optic and copper backbone cabling to local wiring closets serving over 2500 ports, copper cabling to individual voice and data outlet locations and copper cabling to multi-user outlet locations and multi-user outlets include port devices wired to landscape furniture partition system.  The building will utilize VOIP technology for voice communications.

Challenges

The Data Center mechanical and electrical systems were initially designed as a Tier III Redundant System based on 75 watts/SF load density, but the requirements were relaxed during the design process to a Tier I Plus Category with a 35 watt/SF load density with the capability to increase redundancy and density in the future as required.

Green Building design elements incorporated into the Data Center included non-ozone depleting refrigerants, Econo Coil "free" cooling and the use of an alternative clean agent in lieu of FM200 for the fire suppression systems.

United States Military Academy
West Point Chapel

Project

Provide UL listed lightning protection system for the chapel on the West Point campus, with detailed coordination to interface with the historic nature of the building.

Besim Engineering Group Role

Design of a UL listed "Faraday Cage" lightning protection system, including the "Rolling Sphere" analysis method, air terminals, down conductors, grounding locations, and ground terminals.  The design provided multiple least resistance pathways to ground and stable ground connections.

Challenges

Providing a system that would be functional, but also esthetically appealing proved to be challenging.  The architectural elements of the building, as well as the size of the structure required extensive coordination for placement of system roof components. Prior to the selection of the "Faraday Cage" system, two other systems were analyzed.  One was the "Cone of Protection" method and the second was the "Early Streamer Emission System".

Gaming and Raceway

Project

This Racino project was developed in phases with the initial phase including 1324 video lottery terminals (VLT), two restaurants, three full service bars, food court and a gift shop.  The second phase added 400 VLT's, 300 seat buffet, and an exciting two-story multi-functional nightclub with two bars.

Besim Engineering Group Role

Besim Engineering Group completed the design and construction administration for the HVAC, power, specialty lighting, IT, fire protection and plumbing systems for the renovations and additions.

Challenges

A fast track design and construction schedule required a coordinated effort with the Design Team, Construction Manager, Contractors, Saratoga Gaming and Delaware North Companies.

Erie County Medical Center
Surgery/Emergency Department Renovation

Project

Provide two new Operating Rooms and Surgery Suite renovations along with an Emergency Department expansion including additional exam rooms.

Besim Engineering Group Role

The mechanical, electrical and plumbing design included an extension of the facility's existing medical gases, steam, chilled water, electrical normal and backup power systems.  In-house Computational Fluid Dynamic (CFD) Modeling was utilized in order to optimize operating room air distribution.

Challenges

A new 71,000 CFM custom air handling unit was added to the existing hospital air distribution system
for redundancy and additional capacity to serve an active 24 hour trauma and operating suite, which presented unique design, construction and phasing challenges for the engineers, contractors and hospital personnel.

New Dormitories

Project

Two 28,000 SF, 90 Bed, 4-Story, New Student Housing Complex will include Coffee Café, Resident Apartment, Game Room and Exercise Rooms on the First Floors.  Upper floors include single and double occupancy sleeping quarters with common toilet /shower facilities.  The building is environmentally controlled through central plant heating and cooling systems.  Electrical systems include power generation, cable TV, I.T. wireless and CAT6 wired systems (voice and data), hearing impaired call systems, and EIA/TIA-607A network grounding system.

  • Complete M/E/P design and construction administration.  Specialty work included:
    • Expansion of fiber backbone, data network, telephone and video distribution systems.

Project

Visual arts and performing arts classroom addition to the Aquinas Institute High School.  HVAC Systems consisted of a central variable air volume unit.  Electrical systems included main service upgrade, expansion of the existing PA, clock and intercom system and a theatrical lighting and sound system.

Complete HVAC, plumbing and electrical design.  Besim Engineering Group provided project scoping, analysis of system alternates, cost estimating, contract document production and construction administration services.

Challenges

Project

Construction of a new 6,800 Public Library in the Town of Mendon, NY.  Project included:  High efficiency rooftop air handling units, full fire protection, energy efficient lighting and wireless data access systems.

Mendon did not achieve their fund raising goals so building size and systems had to be modified to meet a reduced project budget without compromising program needs and energy efficiency.

Project Description

Besim Engineering Group, was the Prime Consultant for this state-of-the-art manufacturing facility for commercial power sources (lithium batteries) for high reliability applications.

New Lithium Battery Manufacturing Facility including a 5,000 SF Dry Room maintained at -30°C dewpoint (<1/2% R.H.) and a Safire Clean Agent Fire Suppression System. Project

Design of a 45,000 SF, four-story Regional Crime Laboratory serving law enforcement agencies in the seven surrounding counties. The lab is accredited by the American Society of Crime Lab Directors and provides forensic services including a DNA Lab, Arson Lab, CODIS Room (computer forensics), Narcotics Drying/Storage, Vehicular Inspection Bay and Fire Arms Forensics with a Firing Range.  This project is LEED certified to the Platinum level. 

Besim Engineering Group Role

Besim Engineering Group provided complete 3-D MEP documents of the entire facility with integrated computational fluid dynamic (CFD) modeling to evaluate ventilation/thermal effectiveness (LEED), emergency ventilation (spill control), and exterior wind wake modeling. The design will incorporate the following features:

Acoustic and vibration issues were critical due to the highly sensitive microscopy, DNA and Biology Labs in the same facility as the firing range and vehicular forensics.
